TO: All Potential Offerors

SUBJECT: Setting of Bid Date – One Morris Street, Morristown, NJ

You have expressed interest in acquiring the above Property owned by the United States Postal Service. We are calling for bids to be due by May 25, 2017 at 5:00 pm EST. Your offer should be emailed directly to me and include the following (at minimum):

• Purchase Price
• Deposit Amount
• Due Diligence Period (days)
• Period to Close (days)
• Source of Funds
• Any contingencies
• Intended use of the property

If you are interested in proposing a downsized leaseback to the Postal Service post-closing, your offer must include the following:

• Rental Rate for a 5-year base term
• Rental Rate for the 1st of 2, 5 year renewal options
• Space plan showing where in the building you propose that the Postal Service leased space be located. The Postal Service requires about 1,603 gross square feet (“GSF”) of space.
• Any on-site parking that you would be willing to provide.
• If you will not be providing the Postal Service access to the existing dock, please detail your plan for getting mail in and out of the building.

If you own or control existing retail space in downtown Morristown, that you would consider leasing to the Postal Service (approximately 1,603 GSF) please provide the pertinent information to me for review by the Postal Service.

The Postal Service may enter into negotiations with one or more of the respondents for the purchase of the Property. The purpose of these negotiations is to identify the respondent who will provide the best value to the Postal Service, all selection criteria considered. The Postal Service reserves the right to seek best and final offers from respondents at any time prior to selection of a Buyer. Negotiations may continue until the Postal Service identifies one of the respondents as the party offering the maximum benefits. The USPS reserves the right to reject all offers for the Property as a result of this bid request or any subsequent process.
